100 Liverpool Street

Opera have been appointed by Storey, part of British Land, to manage the delivery of their flagship flexible office scheme at Hopkins Architect’s 100 Liverpool Street.

The challenging client brief required the design to achieve high occupancy densities of 1:4.5 sq m, with a building services package that could throttle up & down to provide user flexibility. Sustainability and SMART systems are integral features to the brief, not only in material & equipment selection alone but also life cycle operations of the building. This all supports the client’s approach to understand a total cost of ownership.

Opera led the assembly of a highly regarded consulting team to achieve a premium design offer with an enriched mix of offices, dedicated lounge and high quality meeting spaces, the addition of a 200 person event space and supporting amenities. The project navigated significant risks during the pre-construction activities including delay to the base build, the C-19 pandemic and managing the expectations of a joint venture consortium and extended stakeholder team. The project is currently on site and in construction, and expected to offer completion for occupation in Q2, 2021.
